Why we exist

A title company that does only title.

TLG Texas was built by people who spent years on the legal and real estate side of these transactions, watching the same things go wrong: a commitment that sits for a week, an exception nobody explains, a curative issue that surfaces four days before closing.

So we opened a Texas agency with a deliberately narrow job. We are not a brokerage, not a lender, and not a property manager. We handle the title and escrow side of your transaction — and because that is all we do, there is nothing else competing for our attention on your file.

Texas sets our premiums, which means we cannot win your business on price. We can only win it on how the file is actually run. That is the entire premise of this company.

The process

Four steps, and you hear from us at every one.

No black box between contract and keys. Here is exactly what happens to your file.

Send the contract

Upload the executed contract or forward the email. We confirm receipt, assign an escrow officer, and give you their direct line — not a general inbox.

We open and search

Title is ordered the same business day. You get the commitment with the exceptions explained in plain English, and we start curative work the moment we find something.

Everything gets balanced

Payoffs ordered, HOA resale certificates chased, survey reviewed, figures balanced with the lender well before the closing table so nobody is guessing at settlement.

Close and fund

Sign at our Dallas office, at your kitchen table, or remotely. Funding, recording, and the final policy all tracked to completion — and you hear from us at each one.

Closing cost estimator

Run the numbers before you write the offer.

Title premiums in Texas are set by the state, so these are the real figures — not a lead-capture teaser. Adjust the inputs and the estimate updates live.

In North Texas the seller customarily pays the owner policy, but it is negotiable in the contract.

For real estate agents

Your closing table should never be the problem.

You did the work to get the deal under contract. What happens after that reflects on you — so we run the file like our name is on your sign.

  • One escrow officer, one direct line. The same person from opening to funding. No round-robin inbox.
  • Proactive status, all parties. Milestone updates go to both sides of the deal so you are never the last to hear.
  • Marketing and farm support. Property profiles, net sheets, and listing packets turned around quickly.
  • A closing your clients remember well. Comfortable rooms, unhurried explanations, and keys handed over properly.

Closing day

The last hour should feel like a milestone.

Most people sign the largest document set of their life in a room where nobody explains anything. We do it differently: everything balanced in advance, every page explained, and time to actually enjoy the moment.

We will never email you wiring instructions, and we will never send you changed instructions. Criminals monitor real estate email and impersonate title companies convincingly. Always verify wire instructions by calling us at (469) 214-2108 using a number you looked up yourself — never one from an email. Read the full advisory.

Questions we get

Straight answers about Texas title.

No sales pitch. If you have a question that is not here, call and ask.

In North Texas the seller customarily pays for the owner's title policy, and the buyer customarily pays for the lender's loan policy along with most recording and loan-related costs. None of that is a rule — it is a custom, and it is negotiable in the contract. On the TREC one-to-four family contract it is spelled out in the title policy paragraph, and we will follow whatever the executed contract says.

Because the state sets it. The Texas Department of Insurance promulgates the Basic Premium Rate Table, and every licensed title agency in Texas charges the same premium for the same policy amount. That means price is not the variable — service is. What actually differs between title companies is how fast the commitment comes out, whether anyone explains it to you, how curative gets handled, and whether closing day runs on time.

It protects your ownership against problems that already existed when you bought, even though nobody found them at the time — a forged deed somewhere in the chain, an undisclosed heir with a claim, a lien that was paid but never released, a recording error, or a boundary or access issue depending on your coverage. Unlike most insurance, you pay once at closing and the coverage lasts as long as you or your heirs hold an interest in the property.

The standard policy takes exception to anything an accurate survey would show — encroachments, boundary conflicts, shortages in area. The area and boundary amendment (what everyone calls the survey deletion) removes most of that exception so those items are covered. It requires an acceptable survey, and under the state rate rules it costs a percentage of the basic premium. Most residential buyers take it. Our estimator includes it by default and you can toggle it off to see the difference.

The commitment is the underwriter's promise to insure, subject to conditions. Schedule A is the deal: who is insured, for how much, and how title is currently vested. Schedule B lists the exceptions — what the policy will not cover, like easements and restrictions. Schedule C is the to-do list: what has to be cleared before closing. Schedule D discloses who gets paid what out of the premium. When we send yours, an escrow officer walks you through B and C rather than leaving you to decode it.

A financed residential purchase typically runs thirty to forty-five days from executed contract, driven mostly by the lender's timeline rather than ours. Cash purchases can close in about two weeks, and sometimes faster if the title work is clean. Commercial and land deals vary widely depending on survey, entity, and curative work. We give you a realistic date at file opening and tell you immediately if anything threatens it.

We will take it from there.
